The Role Roof Deck Condition Plays In Your System & Warranty
One area that is commonly brought up as a point of confusion with homeowners is when and why a resheet of the roof deck is required. It's important to understand that the roof deck is absolutely the foundation of your roofing system. Just like the actual foundation of your home, if its not properly poured and square the rest of the house will be affected. 

Manufactures actually require a smooth and solid substrate as the foundation of the roofing system and there are many reasons for that! Read on below to learn the key reasons!

1) Manufacturer Warranty Requirements
The most important and simple reason is that most manufacturers require ship lap to be covered in order to provide a warranty. There is a tremendous amount of testing and national standards that have to be met called "ASTM" ratings in order to get a product into the market and offer tangible warranties. All of this testing is completed on sold roof decks, not on older roof decks. 
2) Wind Uplift Warranty
When ASTM testing takes place on an asphalt shingle it must pass a "wind uplift" test. The shingle must withstand wind gusts of up to 110 MPH which is now the standard for asphalt shingles. The roof deck is the mot critical aspect of the wind warranty. On older homes where ship lap or skip sheathing was used the condition of the wood often becomes brittle and has lost alot of it's structural integrity due to expansion, contraction and moisture. The coil nails used to install the asphalt shingle needs to have a sold structure to penetrate into in order to withstand windy conditions. Installing a new rood into old brittle ship lap will more than likely result in "blow off" as the wind will rip single shingles or large sections of the roof right out of the compromised roof deck. ​
3) Telegraphing
The last key factor we would like to discuss regarding roof deck condition is what is known as telegraphing. In the roofing world telegraphing is when the uneven surface below the asphalt shingles begins to surface or show through the shingles. When the roof deck is uneven all of the imperfections will eventually warp the shingles and can damage them or compromise the integrity of the waterproofing if the condition is bad enough.

Moss, Moss & More Moss!

Why is There MOSS on My ROOF?!?

Moss naturally grows in moist areas, and can be enhanced by nearby trees which block sun and provide shelter for moss to take hold on your roof. Gotta love the Northwest eh? 40” of Rain + Trees= Moss. Moss, lichen and algae considers gaps between shingles the perfect place to call home. 

What Can I Do to Remove the Moss on My Roof?!?

​Best case scenario, would be pre-treating to avoid moss all together. A commercial grade moss removal liquid solution will help inhibit moss growth when applied evenly to roof with a sprayer.

Once moss has already grown, it’ll be tricky to remove the moss without damaging the roof. The gentlest option is to spray the moss with the solution and allow it to set in on a few dry days. Then go back and gently broom the moss off. It may take a few treatments to remove the moss entirely and it may never be completely free of all moss. In heavy moss areas, a stronger solution can be applied, but be careful not to mix it to strong if you have plants below where run-off could end up killing your plants.

Another option that would remove the moss all in one go, is to pressure wash the roof. Be sure to hire an experienced roofing and roof cleaning company that will be gentle to limit the damage to the shingles. Any type of pressure wash will reduce the life of the roof as granule loss is not completely avoidable. Be sure to keep moss off the roof once this method is used as you do not want to do multiple pressure wash treatments to one roof.

Neither of these methods is suggested if your roof is already in bad shape. Removing the moss on an old roof could cause leaks and may result in needing an emergency repair. Instead a new roof will need to be installed.

​What Else Can I Do to Prevent Moss Build Up?

​Keep your roof cleaned from all debris year around. Remove all debris from roof using a commercial blower and scoop out gutters. Debris and moss can cause water to seep up into shingles and cause roof leaks. Moss traps moisture in your roof, and cause significant damage if not addressed quickly.
